Non-profits making moves in the local area

The Naples-Fort Myers commercial real estate market is generally strong. That's good news for those who invest in and develop commercial property. However, some sectors are stronger than others.

Non-profit entities have had a lot of real estate activity across Lee County. This includes sales, leases and redevelopment. Much of this involves relocation of their facilities.

For example, The Salvation Army is selling its facility in Fort Myers on Boy Scout Drive. The organization has bought the facility in Cape Coral that it was previously leasing.

Goodwill Industries has leased more than five properties in the last year. One of these is a 15-year lease on a new building in Fort Myers on Challenger Blvd. That will be a landmark store measuring some 20,000 square feet.

The Southwest Florida Community Foundation has expanded and renovated an old train depot in downtown Fort Myers in a project that's costing over $10 million. The new space will have 25,000 square feet. That's a considerable expansion from its old facility, which was 6,000-plus square feet. The new facility is projected to be ready soon.

The foundation's stated goal is to build "a more vibrant community that will continually address the evolving community needs in Lee, Collier, Charlotte, Hendry and Glades counties in Southwest Florida."

Whether your involvement in commercial property is as a leasee, buyer, seller, property manager or builder, the contracts you draw up or that are presented to you to sign are critical to the success of your business or organization.

That's why it's essential to have an experienced Florida commercial real estate attorney who knows the state's unique real estate laws and the local real estate market by your side. With sound legal advice, you can help avoid costly losses, fines and litigation.
