Are you in the market for a piece of commercial real estate? Are you in the process of buying a property? If so, you’re probably happy that the process is moving forward as planned.

However, before you finalize the deal, there are many details to consider. For example, you need to order a commercial property inspection.

There are many basic details that a commercial property inspector will focus on, including things such as:

— Roof surface

— Site characteristics

— Structural frame

— Plumbing, heating and cooling systems

— Interior elements

— Fire protection

While these details are extremely important, you may need to go “above and beyond” based on the type of property you are buying. Some of the additional services to consider include:

— Elevator inspections

— Americans with Disabilities Act (ADA) Assessments

— Lead based paint inspections

— Radon and asbestos inspections

— Wood destroying insect inspections

— Sewage system inspections

— Indoor air quality inspections

Buying commercial real estate, regardless of your reason, is one of the biggest purchases you will ever make. If you don’t do your homework upfront, you could be surprised at a problem you face down the road. This is why a commercial real estate inspection is so important.

You don’t want to order just any inspection. Instead, you must make sure that no stone is left unturned.

If for any reason you believe that the seller declined to disclose an important detail, you may need to learn more about your legal rights so that you can take the appropriate action.
